First of all this is a flat with 4 (four) rooms with only one miserable bathroom. The room was very small, in bad conditions without a sink, with old, smelly and broken furniture and we couldn't move in the room (we were forced to put our bags below the bed in order to get down from it)! We had breakfast included, but in order tio have it, we had to cross the street to a bar and we had a coffee and a croissant only. Do not go there ever in your life! P.S. Booking should revise the category of this FLAT in order not to mislead the other travelers.Once again,this is a poor flat, not a hotel.

The "Hotel" is actually a set of rooms on the second level (no lift) of a residential block and there are no staff in the evening and night. It is very basic but is great value for money as It is excellently placed. The breakfast is in an adjacent cafe and is merely one coffee and one croissant. Do not make the mistake of asking for another cappuccino as it cost me 4.50 Euros! The roof top terrace affords great views and is very rare in Venice. Order a take away pizza and have your own private restaurant!
Hard to find, no hotel sign, then again it is not really an hotel. We had an ensuite, most rooms shared the one bathroom. The ensuite was a pod within the room and if you are claustrophobic of more than average height and build, the shower will be a struggle. It is a shamethat the roof terrace is not made better use and could be improved with a tidy up and some plants to cheer it up. The TV was temperamental as it has a very basic decoder that fais in windy conditions. The photos of he hotel are misleading and old as it is a bit tired looking, but still good value for where it is.

Very close proximity to the train station and city centre and very good value for money.
The shared bathrooms wern't very nice, smelly and not particularly clean.

Overall it is a unique hotel and we liked the stay, the location was incredible in a cafe across the road. The rooms are compact and neat, with nice decoration.

I enjoyed Rose Alba the desk lady. She was fun and helped me with my Italian. She also helped me with a logistical problem I had.
There were 50 stairs leading up to the room and similar up to the terrace. This could be pretty brutal if you are not in excellent shape.

Great spot for a short trip with free Wi-Fi 📶. You can easily check out the area and get top-notch service. Plus, there's a train station nearby, just a short walk away for your convenience.

The location is excellent!
As mentionned the location is excellent, but for the rest...no elevator, so if you have heavy luggages, good luck! The breakfast is a croissant and ONE coffee from the coffee shop accross the street, this is suppose to be a non smoking facilities, I felt like sleeping next to an ashtray the hole time! :-(

The location of this hotel is simply unbeatable. Situated just a stone's throw away from the city center, it was perfect for exploring all that the city has to offer. And the view from the rooftop terrace? Absolutely breathtaking! From there, I could admire the stunning Duomo and the picturesque cityscape, surrounded by the beautiful Tuscan countryside. It was truly a treat for the eyes. Additionally, the service provided by the staff was exceptional. They were friendly and attentive, going out of their way to cater to my special needs. The basic amenities in the rooms were also great, including a shower which was much appreciated. All of this came at a very affordable price, making it an excellent value for money.
Not a single thing to fault, my stay at this hotel was perfect.
